For owners of 3–12 unit buildings in Chicago

What’s your plan for the building?

Most owners of small buildings have an accountant, a lawyer, and no one who actually knows this asset class. Spend 30 minutes with a broker who works in nothing else.

  • A read on today’s market — what’s trading and where rents are heading.
  • Your options, laid out — hold, sell, refinance, or buy another.
  • Answers to what you’ve been wondering — rents, timing, tenants, taxes.

30 minutes. No cost, no obligation, no listing agreement.

The conversation

What we’ll cover.

01

A read on today’s market

What’s trading in 3–12 units, where rents are heading, and what buyers are doing right now.

02

Your options, laid out

Hold, sell, refinance, or buy another — and the honest tradeoffs of each for your situation.

03

Answers to what you’ve been wondering

Rents, timing, tenants, taxes, the market. Bring the questions you have no one good to ask.

Start with the conversation. If a valuation would help you decide, we’ll build one for you — a real one, on your building, whenever you’re ready.

Before you book

Reasonable questions.

What can I expect on the call?

We’ll start with your goals for the building and where it fits in your bigger picture. From there we’ll talk through how we might be able to help — whether that’s keeping you in front of new listings as they come up, or coming out to the property to put together a valuation. You set the direction; we’ll tell you what we’d do in your position.

What if I’m not thinking about selling?

It’s still worth knowing a professional who works in this market every day. Plenty of owners use these calls to think through refinancing, rents, buying another building, or what to hand down — and having a direct relationship with a broker in your area is useful long before you ever need one.

Do I need to prepare anything?

Nothing. Come with whatever is on your mind about the building. If you happen to know your rents it makes the conversation sharper, but it isn’t required.

Why only 3 to 12 units?

It’s the gap in the market. Big brokerages treat these buildings as small deals, and residential brokers aren’t in multifamily often enough to be the right fit. We sit right in the middle — it’s the entire business.

Talk it through.

Thirty minutes with someone who only works on 3–12 unit buildings in Chicago.
